Permits
Moving or removing a wall, reconfiguring a bathroom, or a full gut renovation typically requires a DOB Alteration permit filed by a registered architect or engineer before work starts. We coordinate that filing as part of the job, the same way we handle the paperwork on violation-driven work.
Why older NYC buildings take more coordination
Most of NYC's housing stock predates modern building systems, and what's actually behind a wall often doesn't match the plans, if plans exist at all. Plaster-and-lath walls behave differently than drywall once you start cutting into them, older wiring and cast-iron or galvanized plumbing are common discoveries once a wall or ceiling opens up, and a prior owner's unpermitted work can surface mid-renovation in ways that change the scope. None of that is unusual — it's just why a kitchen or bathroom gut in a pre-war building benefits from a contractor who's opened up enough of these buildings to expect it, and who loops in a licensed electrician or plumber the moment the job actually needs one, rather than after something's already been closed back up.
