Why exterior paint fails faster in NYC

UV exposure, moisture cycling, and city soot and pollution all wear down exterior paint faster than a typical suburban environment. Failure shows up a few different ways: peeling, which is usually moisture trying to escape from behind the paint film rather than a paint defect; chalking, a powdery surface from UV breaking down the resin; and efflorescence — white mineral deposits — telegraphing through paint on masonry when the wall underneath has its own moisture problem paint alone won't fix.

Most premature paint failures actually trace back to inadequate surface prep, not the paint product itself — old failing paint not fully removed, or bare masonry painted without the right primer. Getting the prep right is what makes a repaint last years instead of one season.
